I am a realtor in Everett, WA have been working with Rachael since April 2026 to raise my AEO, GEO, SEO etc. and we are getting results! Rachael created a new website for me and started a huge program to make me visable on the AI platforms. It takes a while for the system to ramp up, but starting in early August to today, I've been found once on Claude, once on ChatGPT and once on Google/Gemini. This is HUGE! Kim had fourteen years of clients and no presence where buyers now ask their first question. We built the whole machine, not a website: the site the AI reads, the program that gets her cited, the weekly newsletter in her voice, the press, the print, and the CRM that runs it while she is in a listing appointment.

  • Site built to be cited: structured data, an FAQ people literally ask, llms.txt, a source on every claim
  • The Pelham Post, written weekly in her voice from a corpus of her own emails, sent to about 800 contacts through GoHighLevel

A new way to own a home that had to be explained clearly, legally, and in one voice from the investor deck to the text message. Fractional CMO work since May 2026, with the software to match.

  • Brand language and design system, then respace.co rebuilt on it and cut over June 2026
  • An affordability and co-buyer tool: four inputs, solo versus co-owner buying power side by side, real properties by metro, leads routed to the broker pipeline with the buyer’s numbers attached
  • A content factory: blog series, email companions, social prompts, strategy doc, production workbook, handed off through a portal
  • A gated social performance dashboard pulling live numbers from the scheduler, secrets kept server-side
  • Broker and owner funnels and the automations that run them, weekly GTM meeting minutes included

The site had to read as an extension of la28.org, carry a cleared Olympic mark to its rules, and be editable by a volunteer board without touching code.

  • Full rebuild in the LA28 dialect after the client review of September 12, 2026, staged on a branch so they could compare
  • Git-backed editing portal (TinaCMS): the client changes copy and photos, every change is a commit
  • Real photography sourced and credited under CC BY-SA, replacing AI placeholders
  • Four review passes before launch: design, copy, SEO/AEO/GEO, accessibility and IP
  • Event schema, rendered FAQ, share cards, sitemap, a volunteer engineer set up to branch and preview

A former Chief with national press and two speakers bureaus, and a site that read like a wireframe. Rebuilt around her record in dates and her words verbatim, then wired so an inquiry never sits in an inbox.

  • Site, press kit, one-sheet PDF and rate card, with a press strip of real outlet marks (NBC News, MSNBC, CNBC, KING 5, FOX 13) sourced and licensed
  • Her own CRM sub-account: inquiry and newsletter workflows, an auto-reply from her office, internal notifications
  • Person, Book and FAQ structured data so the AI answers about her come from her page
  • Verbatim quote checks against the transcripts, and every claim on the site carries a source
  • Media and booking handled by my office; lectures stay with Leading Authorities

When the Columbia Tower Club closed after 41 years, Seattle’s leaders lost the room where they found each other. Vantage is the layer between the rooms that are left. I founded it and I built the technology myself, all of it: the web platform, the database, the payments, and a full iOS app that is live in the App Store. No dev shop, no agency.

  • A full iOS app, built by me and live in the App Store: the city calendar, the directory, members, messages, event doors and push notifications
  • The web platform behind it: free public directory and calendar, a concierge you can ask, member profiles, a members-only inbox
  • The Vantage Type: an assessment that writes an introduction for you and matches you to a member
  • Membership and payments, event RSVPs, doors and check-in, an admin for events and guest lists
  • A launch that put 75 founders, operators and civic leaders in one room on July 23, 2026, with the press to match
  • Its own board of advisors, run as agents, on a 21-day clock

Structured for the way Claude, ChatGPT and Gemini read: Person and Organization schema, an FAQ made of the questions people literally ask, llms.txt, and a source on every claim so nothing gets flagged as fluff.

The visibility program

The ongoing work that got Kim named three times in six weeks: content in your voice from a corpus of your own words, published weekly, tracked by which link got clicked. It takes a while to ramp, and she says so in the review.

A voice receptionist
