Real estate broker, Everett
The Pelham Group NW
Kim had fourteen years of clients and no presence where buyers now ask their first question. We built the whole machine, not a website: the site the AI reads, the program that gets her cited, the weekly newsletter in her voice, the press, the print, and the CRM that runs it while she is in a listing appointment.
- Site built to be cited: structured data, an FAQ people literally ask, llms.txt, a source on every claim
- The Pelham Post, written weekly in her voice from a corpus of her own emails, sent to about 800 contacts through GoHighLevel
- Lead magnets with delivery workflows: the Everett buyer guide and the pre-listing seller guide, gated, phone required, tested end to end
- Booking widget, chat, and every form landing in her own CRM with follow-ups that fire on their own
- Press kit, press release (the Daily Herald ran it), business cards, flyers, a leave-behind, QR short links that are actually tracked
- Analytics she can read: which newsletter links got clicked, leads per hundred visitors
Her review, September 13, 2026: found once each on Claude, ChatGPT and Google/Gemini since early August. Two listings, a purchase and a $150k remodel from one of those; a listing and a buyer from the other two.
